Coming from an immigrant family, Edgar initially wanted to follow the traditional path of going to school and getting a job to be successful. Once he hit his career goals he decided to get into real estate after several years of thinking about it. He initially wanted to do wholesaling but realized that it wasn't a good fit for his lifestyle and 9-5 job. So he started learning more about private money lending and found his niche in the private money lending space. Now he balances private lending alongside his day job and has found that this is a great way to invest and spends his time connecting with borrowers and other potential lenders who want to do the same.

In this episode of From Corporate to Cashflow, Andrea Cannon and Liz Schwab sit down with Rachel Johns to discuss her journey into real estate as a physician. Living in California with high taxes and three children, her exact thoughts were "how many extra shifts do I have to pick up to pay for my daughter's college?" However she quickly realized this would mean she would get to spend even less time with her family. She started to invest in real estate, specifically self-storage, and then realized that other people would benefit if she shared her journey and the opportunities that she came across with other healthcare professionals.

In this episode of From Corporate to Cashflow, Andrea Cannon and Liz Schwab sit down with Jordan Reyes to discuss how he got into RV park investing. Jordan lives in Montana and was originally interested in multifamily, fix & flipping, and other commercial real estate. After learning creative financing, he offered on a RV park with creative finance and eventually bought his first RV park. Similar to short-term rentals, RV parks are more focused on hospitality and a hands-on approach to investing. RV parks can be more longer term permanent resident parks that are more similar to mobile home parks and parks that are more focused on transient visitors near attractions. Both have their perks. If you want to get into RV parks, Jordan talks about how it might be a good idea to partner with an experienced park operator before diving in yourself the first time. This helps build your credibility for future deals. Jordan has hosted an in-person workshop for aspiring RV park investors and plans to host additional workshops in the future.

In this episode of From Corporate to Cashflow, Andrea Cannon and Liz Schwab sit down with Paul Brown to discuss how he accidentally started lending which evolved into a full-scale lending business. Now Paul runs three connected businesses with different partners. The first business is a private credit fund where we give accredited investors the opportunity to make money with us as passive partners. The second is a lending business that generates the returns for the fund through lending to real estate investors via transactional funding and subordinate funding. The third is a debt collections business that supports lenders with bad debt and helps debtors get through this situation and out the other end where they can move on in life.

In this episode of From Corporate to Cashflow, Andrea Cannon and Liz Schwab sit down with Jon Davis to discuss all things short-term rentals and how they can be used to legally eliminate your income taxes, even as a full-time corporate employee.
Jon is the Vice President of Investor Relations for Elk Ridge Investments which specializes in short-term rentals. But before he joined Elk Ridge, he got his NMLS license and became a mortgage loan originator which introduced him to the world of real estate. He flipped a house with his wife, brother and best friend in their home town four or five years ago. Then learned about creative finance and short term rentals. He wanted his wife to quit her job and he wanted to leave his. All during this time, he was a full time police officer in the city of Brentwood, CA. Jon and his wife started an STR business by arbitraging houses and managing for others. They quickly grew to 11 houses in their home town. It was a great start, but he wanted to own. After watching Pace Morby and Jerry Norton videos, he started making calls for creative deals. In the first week of calls, he created a deal for a house in Indiana right next to Notre Dame. He found a capital partner and funded the deal with the partner's money and his eyes were opened. From there, he joined Elk Ridge and made the jump to combine our STR business with theirs. Now he raises capital for their deals with the niche of the STR loophole. At Elk Ridge, they bring on capital partners in deals that are going to be STRs so that the partners can take the depreciation to offset their non-passive income. He has talked with close to 100 tax advisors, CPAs, and other professionals all about this world of passive vs non-passive income and learned how STRs offset W2 income, business income, ETC. Elk Ridge gets a cost segregation on every property to maximize bonus depreciation. If the partner materially participates under the guidance of IRS tax code 469, the investment becomes non-passive. It allows them to invest in real estate, grow their wealth, and save huge on taxes.
